As someone who spent years in Texas before making Maui home, I understand this move better than most.

I grew up going back and forth between Colorado and Texas, spent years building a career and a life in several areas north of the Dallas area, and eventually made the leap to Maui. So when Texas buyers call me — and they do, regularly — there's an immediate shorthand we share. I know where they're coming from, literally and figuratively. And I can tell you: the Texas-to-Maui pipeline is very real.

Here's why so many Texans are making the move, what surprises them when they get here, and what the buying process looks like for someone coming from the Lone Star State.

Why Texans Are Drawn to Maui

Texans are accustomed to space, warmth, and a strong sense of community — and Maui delivers on all three, just packaged differently. The weather is exceptional year-round. The people are genuinely welcoming. And for Texans who've spent years dealing with summer heat that routinely hits 100+ degrees, Maui's consistent 80-degree paradise feels like a revelation.

There's also a practical financial angle. Many Texans who've owned property in the Dallas, Houston, or Austin markets for 10–20 years find they can sell and use that equity to fund a Maui purchase — sometimes outright.

  • Leasehold vs. fee simple ownership is a concept that doesn't exist in Texas real estate — it's one of the first things I explain to Texas buyers.

  • HOA fees are a significant line item for most Maui properties, often covering building insurance, maintenance, and amenities.

  • Property taxes in Hawaii are actually lower than Texas as a percentage of value — a pleasant surprise for most Texas buyers.

The Lifestyle Shift: What Texas Buyers Tell Me

Almost universally, Texas buyers who make the move to Maui tell me the same things. The pace of life is slower, in a way that takes some adjustment at first but quickly becomes the thing they value most. The community is tight-knit and genuine. And the access to nature — the ocean, the hiking, the sunsets — never gets old, even years later.

The things that take adjustment: grocery prices are higher, the selection of big-box retail is more limited, and getting used to island time in service and construction can require patience. But most Texas transplants I know say they adapted quickly and wouldn't trade it.
